The spring market may have arrived a little later than usual in Ottawa, but it came in with heat. According to the Ottawa Real Estate Board (OREB), both home sales and prices saw significant growth in May 2025, signaling renewed energy in the local market.
A total of 1,807 homes and condos changed hands last month—up 15% from May 2024 and a sharp 33% jump from April of this year. This surge is a strong indicator that buyers who may have hit pause during the federal election are now stepping back into the market with more confidence.
With inventory levels holding steady and over 3,400 new listings added to the market in May, the shift toward a more balanced playing field is underway. That’s good news for buyers, who may find more options and slightly more negotiating room. However, for sellers, it means pricing and presentation matter more than ever.
