Your December Real Estate Update: Rates, Trends & What’s Next

A Cozy Welcome to December!

December in Ottawa arrives with crisp air, glittering snowfalls, and neighbourhoods glowing with festive lights. It’s the season of hot cocoa after skating at Lansdowne, strolls through illuminated streets, and evenings spent gathering with loved ones.

As the year comes to a close, the real estate market also enters a quieter but meaningful period — a time when serious buyers stay active, motivated sellers shine, and many homeowners start planning for their 2026 goals.

Before we jump into the latest market insights, let’s take a moment to honour the celebrations that make this month so special.

Celebrating the Holiday Season

December brings a beautiful blend of celebrations — from Christmas and Hanukkah to Kwanzaa and New Year’s Eve. Ottawa comes alive with winter markets, festive music, charity drives, and the warmth of community spirit.

Whether you spent the start of the month strolling through the Christmas Market at Lansdowne, admiring the lights at Parliament Hill, or staying cozy at home with family traditions, this season reminds us that the heart of the holidays is connection — and the place we call home.

Now, let’s take a closer look at how the market is wrapping up 2025.

Ottawa Market Update – November 2025

In November, Ottawa recorded 880 home sales, a sharp 25.2% drop from October and 18.2% below last year, reflecting a notable market slowdown. The average sale price reached $680,496, dipping 4.02% month-over-month but still up 2.2% year-over-year. Single-family homes averaged $825,827, townhomes $542,607, and condos $452,668. The sales-to-new-listings ratio sat at 60.4, indicating a balanced-to-buyer-leaning market, while inventory rose to 4.2 months, giving buyers more selection. Despite softer conditions, sellers continued to achieve strong results, receiving about 97.8% of their asking price. Homes spent an average of 27.5 days on the market, slightly slower than the previous month as activity cooled heading into winter.

What’s Happening Across Canada

As we review the November stats, here’s what’s making national headlines — and shaping local markets like ours:

National Trend

Home sales have been slowly increasing, and prices have stabilized across the country. Most major markets are in balanced territory, offering more predictability for everyone.

Interest Rates

The Bank of Canada continues its rate-cutting cycle, bringing the key rate into the low-2% range. Mortgage rates have eased, offering better affordability than last year — though not as low as the pandemic era.

Regional Picture

Cities like Ottawa and Montreal are expected to see steady, moderate growth, while Toronto and Vancouver still grapple with affordability challenges that temper demand.

Big Picture Trends Heading Into 2026

Affordability

Even with lower rates, high prices and tighter mortgage rules mean many buyers remain budget-focused. Expect affordability to be the main storyline in early 2026.

Population Growth

Strong immigration and growing demand continue to support upward pressure on prices nationwide, including here in Ottawa.

Housing Supply

Government efforts to boost supply and purpose-built rentals are underway, but results take years. For now, resale homes remain the primary source of inventory.

What This Means for You

For Buyers

Winter brings a rare moment of opportunity:
✔ More selection
✔ Less competition
✔ Better borrowing conditions
A smart time to position yourself ahead of the busy spring 2026 market.

For Sellers

Buyers active in December are serious buyers. With low competition and steady demand, a well-priced and well-presented home can shine in this winter market.

Planning for 2026

If you're considering a move next year, now is the perfect time to explore options, run numbers, and create your strategy.

Neighbourhood Spotlight: Old Ottawa South

Nestled between the Rideau Canal and the Rideau River, Old Ottawa South is one of the city’s most charming and character-rich neighbourhoods — and it shines especially brightly in winter. With its tree-lined streets, historic homes, and the beloved Bank Street village corridor, this community blends small-town warmth with urban convenience.

Why Buyers Love It:
Old Ottawa South attracts families, professionals, and downsizers who value:

  • Walkability to cafés, boutiques, and libraries

  • Proximity to Carleton University and Lansdowne Park

  • The scenic Rideau River pathways and Canal skating just minutes away

  • Beautiful heritage homes and quiet, community-oriented streets

For Sellers:
Demand in Old Ottawa South remains consistently strong. Buyers looking in this neighbourhood are often seeking character homes and are willing to compete for the right property. Well-maintained, well-located listings tend to draw above-average showing activity.

For Investors:
Old Ottawa South offers a stable rental market, bolstered by its proximity to Carleton University, transit access, and year-round lifestyle appeal. Long-term appreciation has remained resilient due to limited supply and high desirability — making it a reliable investment option.
